6 Things You’ll LOVE About Selina Downtown Tulum
Let’s explore both the pros and cons (or things you’ll love and hate) about this property, starting with the positive side of things…
6. The Inexpensive Price Point
One of the standout features of Selina Tulum Downtown is the price. While the well-known Selina Beach location averages around $325 per night for a private room, you can snag a private room at the downtown location for just $65-$70 per night. This makes it an attractive option for those looking to save money without sacrificing too much comfort.
5. Selina Downtown has “New” Property Vibes (kinda)
Opened in October 2022, the Selina Tulum Downtown is relatively new. The shared spaces are AWESOME, but the rooms… a different story.
The shared spaces, such as the co-working space, pool, rooftop, and lobby, are fantastic and match the photos online. However, this is NOT a new building, it was previously a different hotel (you’ll read more about that later)…
These areas are well-maintained and provide a great atmosphere for relaxation and socializing.
4. There is Community and Activities
The sense of community at Selina Tulum Downtown is something to appreciate. With daily yoga classes, salsa classes, Spanish lessons, live DJs on the rooftop, and other events, there’s always something to do.
The hotel also has a WhatsApp group for guests to stay updated on the latest activities and connect with fellow travelers.
3. A Large Co-Working Space
For digital nomads or those needing to get some work done, the co-working space is a big plus.
It’s beautifully designed, and the Wi-Fi is relatively fast, making it a productive and pleasant environment.
2. Air Conditioning and Bug-Free Rooms
This is rare! In Tulum, having a room with air conditioning is a huge plus, and Selina Tulum Downtown delivers on this front. Additionally, the rooms are free of bugs, scorpions, and crabs, providing a comfortable stay without unwelcome critters.
1. You get benefits at Selina Beach Hotel
Staying at Selina Tulum Downtown also grants you benefits at the Selina Beach location, such as free entry (waiving the usual 1,200 pesos minimum spend per person) and a 20% discount on food and beverages.
This allows you to enjoy the beach club experience without the higher accommodation costs.
Don’t forget to pack THIS!
Tulum is not just a “beach vacay” it’s also a JUNGLE vacation. There are many items I WISH I packed on my first trip.

6 Things You WILL NOT Love About Selina Downtown Tulum
Not everything (ever) is perfect. Below are some of the not-so-great sides of Selina Tulum Downtown…
6. Safety Concerns
Safety is a significant concern at Selina Tulum Downtown. There have been reports and news stories about safety issues in the area, which is something to consider, especially for solo travelers.
It’s essential to do your own research and take necessary precautions. Tulum as a whole has issues, but the Selina properties have specifically had shooting incidents. I’ll let you do your own research…
5. The Rooms at Selina Downtown are TIRED
Despite being a new property, the building itself shows signs of wear and tear.
The rooms may not look as fresh and appealing as the photos online suggest. You might notice the tired state of the furniture and overall ambiance, which can be disappointing if you’re expecting a more polished experience.
4. It’s INCREDIBLY Basic in Your Room
The rooms at Selina Tulum Downtown are beyond basic. While they have all the essentials for a comfortable stay, don’t expect any luxurious extras.
Small inconveniences like a lack of balcony furniture and no hangers in the closet can add up, making the experience feel less than ideal.
It will feel like Ikea meets the Tulum aesthetic.

3. Construction Noise Can Be a Problem
There is ongoing construction in the area, and if you’re traveling in 2024, be prepared for some noise.
To mitigate this, ask for a room facing inward, with a balcony that looks over the pool instead of the street. This might help reduce the disturbance.
2. The Location Is Just OK
The location of Selina Tulum Downtown is mixed. Depending on your preferences and how you like to get around, it could be a pro or a con. It’s crucial to familiarize yourself with Tulum and plan your transportation to avoid overpaying for taxis.
1. Shower Experience
The shower experience leaves much to be desired. Water pressure can be inconsistent, and it might not be the most pleasant part of your stay. If you’re used to more luxurious bathroom facilities, this could be a letdown.
I waited till I checked out of this property and into my next hotel to take a proper shower.
Bottom Line
Would I recommend Selina Tulum Downtown? It depends on what you’re looking for.
If you typically stay in hostels and are used to a more basic setup, you might enjoy the community and shared spaces here.
However, if you prefer the amenities and comfort of a hotel, you might find the experience lacking.
Selina Tulum Downtown offers a budget-friendly option with some great benefits and community vibes, but it comes with its downsides. Consider your priorities and travel style when deciding if this is the right place for you.
